This was the case in a $900 million project that was over a year behind schedule and consistently exceeding monthly budgets. With a site culture of unchecked spending and discouraged subcontractors, it was clear that change was essential. Here’s how a shift in accountability and a fair approach to cost management brought this project back on track.
The project’s initial approach had been to pour unlimited resources into meeting deadlines, but without accountability, costs soared. Subcontractors were disillusioned, with their concerns overlooked and variations often dismissed without considering the real circumstances of the work. By the time I joined as the twelfth Commercial Director tasked with finishing the project, both costs and morale were at an all-time low.
To address these challenges, I prioritised listening to the subcontractors and suppliers, re-evaluating their variations with a fresh perspective. Taking a fair and reasonable approach to assessments, I built trust by genuinely understanding each business's unique position. Internally, I redefined the approach to cost reviews, setting strict guidelines that future cost blowouts would not be tolerated. Each presenter was given one last chance to critically review their forecasts, a directive met with initial pushback. However, by the second review, this no-nonsense standard was embraced, establishing clear parameters for moving forward.
Through this balanced approach—firm on accountability while fair with subcontractors—the project was completed with no further cost blowouts. Subcontractors were compensated promptly, with a reasonable assessment approach that respected their work and challenges. This case showcases how financial discipline, accountability, and transparent engagement can turn around even the most troubled projects.
